Our Conveyancing fees depend upon:

    (a) The type of property (eg house or flat).
    (b) The location of the property.
    (c) The age of the property.
    (d) Whether or not the property is freehold or leasehold.

Timescale

This is often dictated by the parties and their individual circumstances but typically the timescale will be 8 to 10 weeks for a house sale or purchase and between and between 10 and 14 weeks for a flat sale or purchase.

Key Stages

    1. We provide you with a fee quotation and if accepted we confirm it in writing.
    2. We send you an instruction letter asking you to sign and return one copy to us.
    3. We receive details from the Estate Agents and (if appropriate) we obtain copies of any title deeds to the property.
    4. We prepare and issue a contract pack on a sale and receive a contract pack on a purchase.
    5. On a sale we deal with any enquiries raised by the buyer’s solicitors and on a purchase,
        we raise our own enquiries and issue searches.
    6. We arrange to meet you in person to go through the documentation and arrange signing of contracts and mortgage documentation.
    7. When completion dates have been agreed with all other parties, we proceed to an exchange of contracts making the agreed
        completion date legally binding on all parties and send you a completion statement.
    8. We complete the sale or purchase on the contractual completion date.
    9. We deal with the post completion requirements, stamp duty payment/return and registration at the Land Registry.
    10. When registration is complete, we return the deeds to you.
