Information regarding our Conveyancing fees

Our fees on the sale of any freehold or leasehold house up to a value of £500,000.00 are as follows:-

Our costs - £500.00, VAT - £100.00
Land Registry fees – between £6.00 and £29.00

 

Our fees on the purchase of any freehold or leasehold house up to a value of £500,000.00 are as follows:

Our costs - £500.00, VAT - £100.00
Search fees – £223.20
Land Registration fee – between £40.00 and £270.00 depending on the value of the property

On your purchase there may be Stamp Duty Land Tax payable.  This can be calculated by visiting HMRC’s website (https://www.tax.service.gov.uk/calculate-stamp-duty-land-tax#/intro) or if the property is located in Wales by using the Welsh Revenue Authorities website (https://beta.gov.wales/land-transaction-tax-calculator).

Our costs on the sale or purchase of a flat (regardless of value) and on the sale or purchase or a house valued at more than £500,000.00 are as follows:

Our costs - £750.00, VAT - £150.00
Search fees (purchase only) - £223.20
Land Registration fee (purchase only) – between £40.00 and £270.00 depending on the value of the property
Land Registry fee (sale only) – between £6.00 and £29.00

Disbursements are costs relating to your matter that are payable to third parties (for example search fees). We handle the payment of the disbursements on your behalf to ensure a smoother process.  We have set out above the usual disbursements but for leasehold properties there can be certain additional disbursements which will be set out in the individual lease relating to the Property. We will update you on any additional specific disbursements upon receiving and reviewing the lease from the sellers solicitors but these can include:-

          (i)      Notice of Transfer fee. Often the fee is between £50.00 and £250.00)

          (ii)     Notice of Charge fee (if the property is to be mortgaged).  Often the fee is             between £50.00 and £250.00)

          (iii)    Deed of Covenant fee.  Often the fee is between £50.00 and £250.00.

The above fees do vary considerably from property to property and can on occasion be significantly more (or less) than the ranges given above.  We can give you an accurate figure once we have seen the lease to the Property concerned.

Our own costs (as set out above) will not vary and we charge no “hidden” fees such as bank transfer fees unless these have been expressly agreed with you when we accept instructions.

Our fees in dealing with an Estate Administration

If having obtained the Grant of Probate or Letters of Administration you wish us to act for you in dealing the Estate administration (the collecting and distribution of the Estate assets) then our charges will depend upon the value and complexity of the Estate and the individual circumstances.  For example, if there is one Beneficiary and no house or flat our costs will be at the lower end of the range.  If there are multiple Beneficiaries, a house or flat, shares and multiple bank accounts our costs will be at the higher end.

Our charges are calculated upon the basis of a time spent and the application of an hourly rate of £150.00 plus VAT. For a straightforward Estate (even one involving a house or flat sale) we would anticipate that this would take approximately 15 hours work and our costs would be estimated at £2,250.00 plus with VAT (£450.00).

If the Estate is complex and/or Inheritance Tax is payable then we will provide a specific fixed quotation once we have more information.
